When purchasing real property, it is essential to engage an advisor who represents only your interests—someone experienced in real estate transactions and well versed in potential pitfalls, processes, and procedures
PrivatRevision’s team of advisors can provide the standard buyer advisory services typically offered by attorneys or real estate agents. Additionally, we can assist with related matters, including tax implications, financing, and other considerations.
PrivatRevision offers buyer advisory services at a fixed price of DKK 8,500 including VAT*. This includes a review of the purchase agreement and all related transaction documents. For condominiums, these documents include those related to the homeowners’ association, such as detailed reviews of general meeting memos, budgets, financial statements, maintenance plans, any collective loans, and other liabilities not included in the purchase price. Older easements and the apartment’s condition may also be critical factors.
The process is as follows
- When entering into a purchase agreement—typically through a real estate agent—you should ensure it includes an approval clause for an advisor. This is often found in section 11 of the purchase agreement and may, for example, state: “The transaction is subject to the approval of the buyer’s advisor regarding the transaction in its entirety. Any objections must be communicated to the buyer’s real estate agent no later than six business days after all parties have signed the purchase agreement.”
- The buyer advisory process then begins with an initial discussion and agreement, if not already conducted before signing the purchase agreement.
- Once the purchase agreement is signed, the real estate agent provides the buyer’s advisor with a range of information.
- We then review the transaction documents and raise any questions with you and the real estate agent. Based on this review, we prepare a buyer advisory memorandum that informs you, in writing, of any reservations to communicate to the real estate agent and other considerations to take into account.
- This typically clarifies the recommended reservations.
- Once agreement is reached on the reservations, we send a conditional approval letter to the real estate agent, typically stating that the transaction is approved subject to conditions 1, 2, and 3.
- When these conditions are met – or if the buyer chooses to waive them – the transaction is finalised, provided the financial institution has not rejected the financing. Alongside the advisor’s approval clause, there is generally also a reservation for the buyer’s financial institution’s approval of the transaction with respect to financing.

Once the transaction is finalised, a title deed must be prepared, and post-completion matters must be completed. Post-completion matters include ensuring that the seller’s encumbrances are released and that the purchase price is disbursed in a timely manner, among other tasks. Preparation of the deed and post-completion matters constitute a separate service.
