PrivatRevision provides advisory services to purchasers in connection with real estate transactions – whether we are already involved in the process through the preparation of the deed of conveyance or budget, or whether you simply wish to engage an external, independent advisor.

Our extensive experience with property transactions, including rental properties and parent property purchases, enables us to identify and help you avoid many of the pitfalls frequently encountered by buyers.

These may include outdated easements or bylaws, or recently renovated apartments where precautions are needed to protect against potential construction defects.

Always include an ADVISOR’S APPROVAL CLAUSE when signing a purchase agreement. This provides us with the necessary time to thoroughly review your purchase, clarify the implications of the transaction, and, if necessary, withdraw from the deal if any aspects are unacceptable to you.

We can provide guidance on the choice of financing and, if relevant, assist in presenting your case to your existing financial institution or to a new bank with which you do not yet have a relationship.

In addition to the core buyer’s advisory services, we can also assist with tenancy matters – both in relation to residential and commercial leases.

For rental properties and parent property purchases, we also provide tax advisory services. For most purchasers of rental properties, this typically includes advice regarding the use of the business taxation scheme (virksomhedsordningen), which can be complex but may also yield significant tax advantages if applied correctly.

For commercial properties, it may likewise be relevant to receive advice on tax depreciation, optimization of capital gains taxation on real property, deductions for operating expenses, VAT deductions, and the avoidance of VAT adjustment obligations, as well as guidance concerning and potential establishment of partnerships (I/S) or limited partnerships (K/S).
